Tenant Placement Fee One-time fee covering marketing, showings, screening, and lease execution. Due at lease signing.75% of 1 month's rent
Monthly Management Fee Covers rent collection, tenant communication, maintenance coordination, and owner reporting.10% (min. $150)
Lease Renewal Fee Covers walkthrough, condition documentation, and updated lease execution when a tenant renews.$50 + monthly
Occupied Property Onboarding Flat fee for taking over a property with an existing tenant and lease. Covers full transition — replaces the placement fee.$500 flat

Tenant Qualification Standards

Every applicant held to the same written standard before approval.

  • Valid photo ID and Social Security number
  • Verifiable income of at least 3× the monthly rent
  • Positive references from all landlords — past 5 years
  • No evictions or unpaid judgments
  • Minimum credit score of 620
  • Background check for all applicants over 18
  • Non-smoking households only
  • Max 2 occupants per bedroom
