Tenant Qualification Standards

Every applicant evaluated against the same written criteria — no exceptions without owner approval.

Valid photo ID and Social Security number
No evictions or unpaid landlord judgments
Verifiable monthly income of at least 3× the rent
Minimum credit score of 620
Positive references from all landlords — past 5 years
Background check for all applicants over 18
Non-smoking households only
Maximum 2 occupants per bedroom

Common questions

Rent is collected electronically through Hemlane. Once received and cleared, your disbursement is sent via direct deposit after our management fee is deducted. Most owners receive funds by the 10th of each month.
We handle all communication around late or missing payments. If the situation escalates to eviction, we coordinate with your attorney and support the process — though legal fees are the owner's responsibility. Our screening standards are designed to minimize this risk upfront.
The placement fee applies when we find and place a new tenant from scratch. Occupied onboarding applies when you bring us a property with an active tenant and lease already in place. The $500 flat fee covers the full handover and replaces the placement fee for that unit.
No setup fees, no marketing fees, no cancellation fees. The four line items above are everything we charge. The only additional costs that may arise are vendor invoices for maintenance or repairs, passed through at cost with your approval above your set threshold.
